Community
A strong sense of community is a central value of Civitas. Our residents will appreciate living in a space that we believe is shared, a space where the line between public and private becomes blurred, and instead of these distinctive binaries, people recognize the potential in which community can serve their private lives and sense of fulfillment. Civitas aims to achieve this through a variety of avenues to promote equity. First, for every 4-5 homes, which we call “pods”, there will be a common design scheme or purpose to create a unique ‘podscape’ . These podscapes will represent an identity for neighbors within the greater community. While more private, they will be surrounded by public spaces that host community-centered events and contain public-use amenities such as walking trails through the site, community centers, public outdoor cooking spaces, picnic areas, and vegetable gardens just to name a few. These amenities are designed to foster a lifestyle that encourages meaningful interactions among residents within the shared spaces while also nurturing a deep connection to the land, where they live.
Green Living
Our mission is to create innovative, eco-conscious living spaces that embody sustainability, minimalism, and LEED-certified excellence. Through thoughtful design and responsible development, we strive to reduce environmental impact, optimize energy efficiency, and promote a healthier relationship between our residents and the environment. The site of Civitas is a great value to our development; through the shared values of this community, we aim to foster a relationship of respect between our residents and the land we inhabit. Thus, sustainable living is a core value that we strive to keep throughout the development process and integrate into the day-to-day lives of our residents. Seeking LEED certification for Civitas greatly contributes to minimizing our ecological footprint as we strive for sustainable living. Beyond technological and planning measures to achieve the sustainability of the development, we hope to integrate this value into the day-to-day lives of our residents. Our design prioritizes functionality, simplicity, and mindful living, creating harmonious spaces that encourage a clutter-free and intentional lifestyle, ultimately fostering a stronger connection to the environment and community.
Urban Freedom
At Civitas, we envision urban spaces that redefine the relationship between the built environment and the natural world. By blending public and private realms seamlessly, we create dynamic, flexible spaces that promote personal well-being, community engagement, and deep connections with nature. Our developments challenge conventional urban design, fostering environments where freedom, sustainability, and functionality coexist. We aim to challenge and redefine the urban and suburban landscapes we are used to and instead propose an alternate reality for our residents by designing an adaptable, inclusive, and human-centered environment that prioritizes accessibility, mobility, and sustainability. This reimagined urban landscape fosters our additional values of green living and community as the focus shifts from spaces that encourage individualism to an appreciation of others and the environment. We create spaces that respect the need for individual privacy while fostering a sense of community, offering residents the ability to engage and connect on their terms.

Welcome to the future of shared living; Civitas, Jonestown. Finding its origins in Latin, civitas regards a body of people constituting an organized community, like a city-state. However, Civitasis so much more than that. Imagine a community where everyone knows each other, but they go beyond the friendly greeting to create an actual sense of belonging through joined events, public spaces, shared core values, and joined efforts towards a life of sustainable living. While this may sound like an idyllic and almost unattainable place, Civitas has the potential to transform your life for the better.
Civitas is a tiny home community located in Jonestown, Texas, near Lake Travis, on a 16-acre plot with rolling hills featuring various tiny homes, community centers, outdoor amenities and gardens. Through these various developments, we welcome our residents to a life appreciating community, green living and a renewed sense of urban freedom.
